The Computerized Maintenance Management System (CMMS) Administrator III/Senior for Blue Mountain RAM develops, implements, integrates and manages the 

information systems and associated tools that support the AGC portfolio. This position provides the critical data needed to track Key Performance Indicators and analyze team performance, comparing against targets and benchmarks.

JOB SUMMARY
The Computerized Maintenance Management System (CMMS) Administrator III for Blue Mountain RAM develops, implements, integrates, and manages the information systems and associated tools that support the AGC portfolio. This position provides the critical data needed to track Key Performance Indicators and analyze team performance, comparing against targets and benchmarks.
ESSENTIAL JOB DUTIES & RESPONSIBILITIES

  • Implement system updates.
  • Set levels of access and develop an information security strategy for the system.
  • Serve as the access control official for the CMMS system.
  • Set up and assist in designing CMMS reports.
  • Coordinate the input of personnel information into the CMMS system for each site.
  • Input and maintain the engineering master data on BMRAM

Asset Management

  • Nameplate data (manufacturer, model, serial)
  • Material List
  • Location or position
  • Determine asset costs for specific areas/departments
  • Asset costs
  • Warranty Information
  • Establish criteria to trigger PMs
  • Safety procedures

Work Management

  • Manage the work order system.  This includes entering or supervising the entry of all work order transactions and providing the required reports to management and maintenance, including assigning work order numbers, work order descriptions, establishing work order priority, and defining work order type (PM, CAL, On-Demand, Corrective, safety, etc.).
  • Define failure codes, determine the list of materials required for services, and Record materials used per asset
  • Establish available repair / PM schedules
  • Track asset downtime, Track labor costs
  • Chart planned vs. unplanned repairs, Chart MTBF & MTTR for Assets
  • Create and maintain a reporting tool for monthly Key Performance Indicators (Scorecard Reporting) and conduct analysis against targets and benchmarks.
  • Support work orders with related documents
  • Provide support to the operating staff for quarterly updates and changes to preventive maintenance tasks and scheduled events.

Preventive Maintenance

  • Establish time-based/usage-based triggers
  • Sequence PMs (monthly, quarterly, annually)
  • Provide a track of PM next due to the area owner
  • Coordinate and manage annual shutdown activities

Material Management

  • Total inventory management
  • Discretely track parts by a unique item number
  • List of primary vendors with contact information
  • Determine repair / PM costs per assignment
  • Set minimum/maximum reorder points
  • Support cycle counting, Support work order issues/returns
  • Ordering of all stock / non-stock items required to support Maintenance Operations
  • Determine repair / non-repair items using cost-based analysis

Labor Records

  • Track skill levels and training
  • Track labor costs for all assets
  • Track safety training for technicians
  • Collect KPI data for technicians (used by management only)

Tasks / Procedure Management

  • Establish and define procedures for all users. Define common tasks for related work orders
  • Develop a common naming regimen and abbreviations for infrastructure equipment and systems.
  • Set up and provide instructions for sub-contractor weekly time input for work orders/projects at applicable sites.
  • Train New personnel on the CMMS system

Parts and Equipment Purchasing

  • Establish approval hierarchy
  • Develop automatically generated requisitions when stock is issued based on min/max levels
  • Consolidation of line items from multiple requests into one P.O.
  • Ability to track purchase order items on order (either received or on back order)

System Software and Hardware Management / Upgrades

  • Interface with organizational resources and software
  • Interface with plant automation systems
  • Interface with customer management and information systems
  • Ad-hoc reporting, developing reports and analyzing data to support management /organizational decisions
  • Create and maintain SharePoint Tracker to timely and accurately track, manage, and report on Cost Savings initiatives
  • Establish Bar-coding and PDA capabilities/interface
  • Integrate CAD programs

FUNCTIONAL KNOWLEDGE

  • Assist with the management of budget, expenses, and P&L responsibilities effectively.
  • Perform physical activities as outlined in the attached Physical Demands section of this position description.
  • Manage special projects and perform other duties as assigned.

  • Ability to associate multiple assets with one PM record
  • Ability to trigger PMs on calendar or completion basis.
  • Ability to use/organize multiple storage areas
  • Ability to support multiple manufacturers' part numbers associated with one inventory item number
  • Ability to locate all parts regardless of storage area
  • Ability to determine skill level to assign and schedule repairs for maximum efficiency
     

EDUCATION & EXPERIENCE

  • Associate degree in technical discipline preferred.
  • Level III 5 years’ experience in a comparable CMMS role is highly preferred; 3 years’ experience in a data management and Customer Service environment may be considered
  • Senior Level 8 years’ experience in a comparable CMMS role is highly preferred; 5 years’ experience in a data management and Customer Service environment may be considered
  • Experience implementing RCM and TPM maintenance approaches
  • Experience working with plant systems like: Purified Water, HVAC, Steam, Compressed air, and Chilled water systems in addition to equipment like reactors, mixers, centrifugal pumps, Centrifuges, etc.
  • Hazard Analysis and Critical Control Points (HACCP) certification strongly preferred
  • Experience using CMMS system (Maximo, BMRAM, etc.).
  • Computer skills – Microsoft Office skills (Excel, Word, Outlook)
  • Computerized Maintenance Management System (CMMS) a plus
  • Equivalent education and experience may substitute for stated requirements.

COMPENSATION RANGE:
Level III $66,960-$83,700

Senior $104,900-$115,390
