The Real Estate Department at Spectrum is a vital part of the organization's Corporate Services division. The Director of Real Estate holds a key position within the department's leadership team and oversees a team of skilled real estate professionals. Spectrum's real estate portfolio comprises approximately 25 million square feet and around 3,400 properties, which vary in size, complexity, and usage.

BE PART OF THE CONNECTION
As the Director of Real Estate at Spectrum's Real Estate Department, your main responsibility is to lead a team of real estate managers assigned to specific geographic regions. You'll guide them in activities like site selection, property acquisitions and dispositions, leasing operations, and strategic portfolio management. Your focus is on securing high-quality deals, maintaining consistent processes, and aligning with the company's operational objectives.
Collaboration is crucial in your role. You'll work closely with Corporate Services, key business leaders, and legal counsel to establish and nurture strategic relationships. This ensures effective decision-making and alignment of real estate initiatives with broader corporate goals.
Managing external relationships is another key aspect of your position. This involves working with third-party brokerage partners, attorneys, landlords, developers, and other relevant consultants. These partnerships play a vital role in supporting Spectrum's real estate operations and achieving successful outcomes.
Overall, as the Director of Real Estate, you hold a critical leadership role. You oversee a team of real estate professionals, manage a large and diverse property portfolio, and foster strong internal and external partnerships. By doing so, you contribute significantly to the achievement of Spectrum's strategic real estate objectives.

  • Directing and overseeing a team of internal real estate managers and broker partners who negotiate the acquisition, disposition, and leasing of Charter properties.
  • Proactively partnering with relevant stakeholders to develop executable real estate strategic plans that support our business objectives.
  • Partnering in strategic business reviews with key leadership, ensuring proactive communication and alignment of stakeholders with portfolio changes, opportunities, constraints, and recommendations.
  • Planning, initiating, and executing real estate strategies and solutions that support our business objectives, delivering operationally efficient and cost-effective real estate solutions across the portfolio.
  • Planning and leading site visits while maintaining a high degree of real estate and business intelligence to capitalize on market opportunities.
  • Building and maintaining strong internal business partner relationships to drive mutually beneficial outcomes.
  • Assisting the VP with other initiatives and special projects as needed.

Required Qualifications

  • Extensive knowledge of principles, policies and practices relating to the corporate real estate industry
  • Solid knowledge of GAAP lease accounting practices
  • Strong financial/quantitative acumen
  • Proven ability to manage, mentor and grow high performing teams
  • Successful track record of managing external brokerage partners
  • Communicates orally and in writing in a clear and straightforward manner
  • Skilled in translating complex data into information for multiple audiences
  • Create and contribute to data-driven presentations
  • Strong attention to detail and high level of accuracy
  • Develop and utilize key performance indicators/metrics
  • Strong relationship management across all levels of the organization

  • Bachelors in real estate related field, Business Administration or equivalent work experience


Preferred Qualifications

  • Corporate real estate professional designation preferred
  • Real Estate experience 10+years
  • Corporate Real Estate (in-house) experience 7+ years
  • Management experience 5+ years
  • Demonstrated increasing levels of responsibilities

The pay for this position has a salary range of
$110,800.00 to $196,400.00. The actual salary offer will carefully consider a wide range of factors, including your skills, qualifications, experience and location. Also, certain positions are eligible for additional forms of compensation such as bonuses.
