POSITION OVERVIEW

The Senior Site Selection and Development Manager will help find sites, negotiate land contracts, conduct due diligence, and complete the development activities necessary to mitigate risks and reduce lead times in order to bring high-quality data center sites to the market.

Headwaters is looking for someone who is ambitious and ready to help tackle challenges, with great verbal and written communication skills, superb organizational and project management capabilities, a strong strategic mindset, and the ability to work in a dynamic environment, often with limited direction. This individual must operate with the highest level of integrity while working with landowners, communities, and government officials, and support Headwater's commitment to responsible site selection, including the highest level of respect for the environment and the communities in which they operate.

This is a unique opportunity to join a new and dynamic organization that is securely backed by a reputable, well-established company with over 20 years of data center experience. This role will allow the right candidate to have significant autonomy and flexibility to help develop the direction of Headwaters’ future, while still leveraging the experience and gaining mentorship from Headwater's and Stream’s data center veterans.

ESSENTIAL FUNCTIONS

  • Work with internal and external commercial and technical teams to identify, define, and pursue new site selection projects and initiatives that will help meet the data center industry’s growth needs.
  • Lead the site selection process from start to finish, monitoring progress against objectives, providing regular status reports, tracking risks, outlining action items, and holding each stakeholder accountable to keep the project on schedule.
  • Manage communications with a variety of project stakeholders (landowners, utility company representatives, economic development officers, government officials, vendors, consultants, legal counsel, internal subject matter experts and executives, customers, etc.).
  • Manage engineering consultants to complete various stages of technical due diligence; understand the implications of the study results and be able to develop a commercial strategy, such as which risks can/should be mitigated, what are the appropriate action items to mitigate risks, and how much money should be spent to do so.
  • Support a project lead to help negotiate letters of intent, land purchases, economic development incentives, power and water/sewer infrastructure and supply agreements, and other site-specific agreements.
  • Handle contract management with legal counsel and counterparties, summarize open issues, and help develop a negotiation strategy.
  • Support the entitlements process (zoning, land use permitting) to ensure accurate and timely submission and execution of the necessary site entitlements and permits to meet project timelines.
  • Organize trip itineraries, site visits, and meeting agendas, and coordinate with all stakeholders and attendees.
  • Evaluate economic development incentives and assess implications of taxation rates and regulations.
  • Gather and organize a variety of financial metrics and help run financial models
  • Develop project summary and strategy presentations for internal executives, investors, and customers.
  • Help develop processes, standards, and tools to implement a repeatable process for site selection, due diligence, and project development.

MINIMUM QUALIFICATIONS

  • 5+ years of experience in site selection, project management, and/or the development of data centers, renewable energy, real estate, or other large infrastructure or capital projects
  • Advanced degree or practical experience in one of the following disciplines preferred: Business/Finance, Real Estate, Engineering, or Law
  • Experience leading complex projects with large, cross-functional teams (e.g. internal staff, consultants, vendors, government officials, external stakeholders, etc.)
  • Ability to work independently, think creatively, and deliver results with limited direction
  • Top-notch negotiation skills
  • Strong written and verbal communication skills
  • Strong organizational and project management skills
  • Detail oriented
  • Proficient in MS Word, Excel, and PowerPoint
  • Ability (and desire) to travel up to 50% of the time

PREFFERED EXPERIENCE

  • Experience with any of the following activities for data centers, renewable energy, or other technical/industrial real estate projects: Site selection, Technical evaluation and due diligence, Financial modeling, Negotiations and acquisitions, and/or Site development and construction
  • Experience leading complex transactions, including contract drafting and negotiations
  • Experience managing relationships and representing business interests with governments, utilities, potential suppliers, and other stakeholders
  • Experience with industrial utilities, including power and water/wastewater infrastructure, utility upgrades and interconnections, utility supply agreements, or other clean energy initiatives.
  • Experience with financial modeling (project proformas, TCO, IRR, NPV, etc.)
  • Experience communicating commercial, market, and contractual details to executives
  • Ability to think creatively and develop unique business strategies
